Plastering and Rendering in London: The Trade That Sets the Standard for Every Finish That Follows

Every wall finish, every paint coat, every tile installation, and every flooring edge sits on the quality of the plasterwork beneath it. A poorly plastered wall holds paint unevenly, shows shadows at every raking light, and telegraphs every imperfection through every finish applied to it. A correctly plastered wall is the invisible foundation that makes every other trade look its best.

Full Re-Plaster

Strip existing plaster back to masonry, apply backing coat, finish with skim coat. Required where existing plaster is defective or damp.

£25 - £45/m²

Plasterboarding

Dry lining with British Gypsum plasterboard as a substrate for skimming. Used extensively in renovation and new build work.

£25 - £50/m²

External Rendering Systems: Matching Material to Property and Climate

Sand and Cement

Most widely used traditional render. Requires movement joints to prevent cracking. Not breathable.

£40 - £80/m²

Monocouche / K-Rend

Single-coat through-coloured render requiring no painting. More expensive but eliminates ongoing repainting cost.

Standards

British Standards and Drying Times

BS EN 13914

External rendering in the UK is governed by BS EN 13914, Parts 1 and 2. Part 1 covers external rendering including substrate assessment, mix design, joint detailing, and curing. Part 2 covers internal plastering. We reference BS EN 13914 on every external render specification and confirm compliance in writing on request.

Drying Times

British Gypsum Thistle plasters require a minimum of 1 week per millimetre of plaster thickness to dry. Most rooms require 3 to 4 weeks before decoration can begin. Lime plaster requires substantially longer: 2 to 4 weeks per coat, with a total programme of 8 to 16 weeks from first coat to decoration.

How We Work

How Jaspal Constructions Manages a Plastering or Rendering Project

1

Step 1 - Survey and Substrate Assessment

We inspect the existing surfaces before quoting. For internal plastering, we tap-test existing plaster to identify hollow sections, probe damp areas with a moisture meter, and assess whether walls can be skimmed or must be stripped. For external rendering, we check the existing substrate for adhesion, suction, and structural integrity.

2

Step 2 - Specification and Programme

We confirm the plastering or render specification in writing before work begins, including the product specified, the number of coats, the movement joint positions for rendering, and the drying time sequence built into the renovation programme. For external rendering, the colour reference for through-coloured systems is agreed and confirmed in writing.

3

Step 3 - Preparation

For internal plastering, preparation includes masking floors and adjacent finishes, treating damp areas where identified, and applying PVA bonding agent or appropriate primer to the substrate. For external rendering, preparation includes clearing the base, cutting movement joints, installing stop beads and bead profiles at reveals and corners.

4

Step 4 - Application and Curing

Plaster and render is applied to the correct specification and thickness. Drying and curing periods are observed before any second fix trade or decoration follows. Building Control inspection is coordinated at the plastering stage where the project is under a Full Plans Application.

5

Step 5 - Handover

All plastered surfaces are inspected under raking light before handover to confirm a flat, even finish without hollows, cracks, or surface defects. External render is inspected for even texture, correct joint positions, and full coverage at reveals and corners.
