The terms that govern our building, renovation, and construction services.

1. About Us

Jaspal Constructions Limited is a construction company registered in England and Wales. Our registered address is 170 Kings Avenue, Greenford, UB6 9DF. We provide building, renovation, and construction services to residential and commercial clients across West London.

2. Quotations and Estimates

All quotations are valid for 30 days from the date of issue unless otherwise stated. Quotations are based on the information available at the time of survey and are subject to change if the scope of work, site conditions, or material costs change significantly. Estimates are provided in good faith but are not guaranteed prices. We will inform you of any material changes to costs before proceeding.

3. Contracts

For projects exceeding £5,000, we issue a formal building contract (typically JCT Minor Works) that sets out the scope, programme, payment schedule, and terms in full. For smaller projects, a detailed written quotation accepted in writing constitutes the agreement. Work will not commence until a signed contract or written acceptance is received.

4. Payments

Our standard payment terms are:

  • Stage payments tied to construction milestones as set out in the contract
  • Invoices are payable within 14 days of issue unless otherwise agreed in writing
  • Late payments may incur interest at 3% above the Bank of England base rate under the Late Payment of Commercial Debts (Interest) Act 1998
  • We reserve the right to suspend work if payments are overdue by more than 14 days
  • Final payment is due upon practical completion and handover

5. Client Obligations

The client is responsible for: providing accurate information about the property and any known issues; obtaining planning permission where required (we can assist with applications); providing access to the property during agreed working hours; and securing permissions from freeholders, leaseholders, or neighbours where party wall or access issues apply.

6. Variations

Any changes to the agreed scope of work must be confirmed in writing (including email). We will provide a variation quotation before proceeding with any additional work. Variations may affect the programme and cost of the project. We are not obligated to carry out variation work until the variation has been agreed in writing.

7. Programme and Delays

We programme all projects carefully and provide an estimated completion date at the start. However, completion dates are estimates and not guaranteed. We are not liable for delays caused by events beyond our reasonable control, including severe weather, material supply disruptions, utility failures, or client-requested changes. We will keep you informed of any delays and revise the programme accordingly.

8. Warranties and Guarantees

We provide a 5-year structural guarantee on all building work and a 2-year guarantee on first-fix and second-fix elements. Manufacturer warranties apply to all supplied materials and products. Our guarantees do not cover damage caused by misuse, neglect, or alterations carried out by third parties after completion. Full warranty details are provided at handover.

9. Insurance

We hold comprehensive public liability insurance and employer's liability insurance. Certificates are available on request. Our insurance covers damage to adjacent properties and injury to third parties arising from our work, subject to the policy terms and conditions.

10. Complaints

If you are dissatisfied with any aspect of our work, please contact us in writing as soon as possible. We will investigate your complaint and aim to resolve it within 14 working days. If we cannot resolve the matter directly, you may refer the dispute to the Federation of Master Builders dispute resolution service or seek independent legal advice.

11. Limitation of Liability

Our total liability to you in respect of any project shall not exceed the total contract value. We are not liable for indirect or consequential losses, loss of profit, or loss of enjoyment. Nothing in these terms excludes liability for death or personal injury caused by our negligence, or for fraud or fraudulent misrepresentation.

12. Governing Law

These terms are governed by and construed in accordance with the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
