Step 1 - Planning and Design
Weeks 1–8We work with architects and planning consultants to finalise your design, obtain planning permission, and prepare detailed construction drawings. We advise on structural systems, material choices, and energy performance to ensure your new build meets current regulations and your expectations.
Step 2 - Site Investigation and Groundworks
Weeks 9–12Site clearance, soil testing, and topographical surveys characterise the ground conditions. Foundation design follows — strip foundations, raft foundations, or piled foundations depending on the ground investigation results. All drainage, service ducts, and site preparation are completed before construction begins.
Step 3 - Foundations and Substructure
Weeks 13–18Foundation construction to structural engineer design and Building Control approval. We manage all Building Control inspections at this stage, ensuring foundations are built exactly to specification before any superstructure work begins.
Step 4 - Superstructure and Shell
Weeks 19–30Structural frame, external walls, floors, and roof construction. The building takes shape as we complete all structural elements to building regulations standards. We use steel frame, timber frame, masonry, or concrete depending on the design and structural requirements.
Step 5 - First Fix and Second Fix
Weeks 31–42First fix includes structural plumbing, electrical wiring, heating pipework, and internal framing. Second fix includes plastering, flooring, kitchen and bathroom installation, decoration, and all final finishes. We manage the coordination of all trades throughout.
Step 6 - Completion and Handover
Weeks 43–48Final landscaping, driveways, and external works. Building Control final inspection and Completion Certificate. All electrical, gas, and heating certifications issued. We hand over your new home with all documentation, warranties, and a comprehensive snagging report.
